Role Purpose
Partners with senior executives on structuring deals to maximize IHG returns and comply with IHG investment policy. Manages financial modeling, valuation, and investment analysis of individual hotel development projects and large-scale portfolio opportunities. Leads end-to-end financial analysis of all franchise opportunities and perform thorough analysis for work outs, asset acquisitions/disposals, and higher level, complex deal structures. Capitalizes on collaboration and influencing skills to collaborate with Development, Global and Americas Finance, Corporate Operations, Technical Services, Brand Management, Tax, Treasury, Financial Reporting, and Legal to ensure all issues relevant to development projects are properly identified, analyzed, and documented in the Company’s capital papers. Projects may vary from single-asset owned, managed, or franchised properties to portfolio opportunities where IHG’s capital investment for these projects could be in the range of $50M to $500M in any given year.
Your day to day
- Market/Industry Research: Engages with industry contacts and reviews publications to stay informed on market trends, providing insights to VPs of Business Development on competitive fee structures and hotel performance projections.
- Ad-Hoc Investment Analysis Projects: Supports the Director of Investment Analysis by reviewing financial analyses and guiding the Finance Department on modeling and analysis policies, including non-hotel projects like franchise development.
- Modeling Expertise: Trains and leads best practices in financial modeling across various teams, including Finance, CIT, Development, and Brands.
- Capital Approval Process: Provides regional support for compliance with IHG investment policy and represents Investment Analysis in approval papers for the Americas Operating Committee and Executive Committee, collaborating with various departments to address key issues.
- Financial Modeling/Investment Analysis: Manages complex financial modeling for transactions, assessing NPV, IRR, and earnings impact, and develops proposals to enhance project viability in line with the Company’s return requirements.
What we need from you
- Communication - Demonstrated ability to present a persuasive argument to senior-level managers, and experience providing challenge and using influencing skills.
- Organization - Demonstrated effective verbal and written communication skills for the purpose of providing information to clients, vendors, senior management and staff.
- Investment knowledge - Demonstrated experience in investment analysis techniques with complex modeling, including NPV, IRR, and DCF, VBA and in real estate deal structures including multi-tiered promote structures, mezzanine financing, operating and debt service guarantees, and joint ventures.
- Project Management - Demonstrated cross-functional project management experience in organizing, planning and executing large-scale projects from conception through implementation.
- Industry Specific - Demonstrated knowledge of financial principles, GAAP, current business, economic and industry trends surrounding capital investment in the hotel industry. Knowledge of industry standard reports such as STR , Offering memorandums, cap rates is a must.
Location - Our hybrid work structure is an expectation of three (3) days a week in office. This expectation may be adjusted to evolve with the changing needs of the business.
No travel is required
The salary range for this role is $58,844 to $120,000. This role is also eligible for bonus pay. We offer a comprehensive package of benefits including paid time off, medial/dental/vision insurance, 401K and other benefits to employees.
